Expert land drainage advice for East Sussex properties. Common drainage problems, solutions, and when to call a specialist. Serving Battle, Lewes, Hastings, Eastbourne & across Sussex.

If you own or manage land in East Sussex, you'll know that drainage is rarely straightforward. The Wealden clay that underpins much of the county holds water stubbornly. The rolling hills and valleys create natural runoff channels that can overwhelm poorly maintained systems. And the increasingly wet winters we've seen in recent years have pushed ageing drainage infrastructure to its limits.

At Subsoil Land & Water, we've spent over a decade solving drainage problems across East Sussex, Kent, and West Sussex — from country estates and working farms to private residences and commercial sites. This guide covers the most common drainage issues we encounter, the solutions that actually work, and how to tell when it's time to call in a specialist.

Why East Sussex Has Unique Drainage Challenges

East Sussex's geology is dominated by Wealden clay, which is notorious for poor natural drainage. When clay gets wet, it expands and holds water near the surface. When it dries out, it shrinks and cracks — which can damage pipework and foundations alike.

Add to this the fact that many rural properties in the area rely on land drainage systems installed decades ago — sometimes over a century ago — and you have a recipe for problems. Old clay land drains crack, collapse, and silt up. Hedgerow roots find their way into joints. And the systems that were adequate for 20th-century rainfall simply can't cope with the intensity of modern downpours.

Common signs your land drainage needs attention:

  • Standing water or waterlogged ground that persists more than 48 hours after rain
  • Spongy, soft ground in fields, paddocks, or lawns — particularly in winter
  • Crop or pasture patches that consistently underperform due to waterlogging
  • Damp patches on walls or floors inside buildings, especially older properties
  • Eroding banks or channels where runoff is finding new paths
  • Overloaded ditches or soakaways that take too long to drain after rainfall

Types of Land Drainage Systems We Install and Repair

Mole Draining and Subsoiling

For agricultural land on clay soils, mole draining can be an effective and cost-efficient solution. We use a mole plough to create unlined channels at depth, allowing water to flow through the soil profile into existing drains or ditches. This is best done when soil conditions are right — not too wet, not too dry.

Herringbone and Grid Land Drains

The traditional approach for fields, paddocks, and larger gardens. Perforated pipe systems laid in a herringbone or grid pattern collect water from across the area and channel it to a ditch, soakaway, or watercourse. We install these with the correct gradient and stone surround to prevent silting.

French Drains and Soakaways

For properties with surface water problems near buildings, driveways, or patios. French drains intercept water before it reaches structures, while soakaways provide a point for water to disperse into the ground gradually.

Cut-off Drains

Where groundwater is flowing towards a building or onto a property from higher ground, a cut-off drain intercepts it at the boundary and redirects it away. This is one of the most effective solutions for properties on sloping ground — common across the Weald.

Ditch Clearance and Maintenance

Many drainage problems in East Sussex stem from ditches that haven't been cleared in years. We clear, deepen, and reprofile ditches to restore proper flow. Regular maintenance prevents the kind of catastrophic flooding that happens when a blocked ditch finally overtops.

Drainage for Country Estates and Historic Properties

Country estates across East Sussex — from the clay valleys around Battle and Wadhurst to the chalk downland near Lewes and Alfriston — often inherit drainage systems that have been modified, extended, and patched over generations. Our approach with estate clients is different from a standard residential job:

  • We assess the whole drainage system as a network, not just isolated problem areas
  • We work with estate managers to prioritise works by urgency and budget
  • We use mini-diggers and equipment suited to sensitive sites, including listed landscapes
  • We can carry out work in sections over time to minimise disruption to tenants, livestock, or events
  • We handle everything from the initial survey through to installation and ongoing maintenance

When to Call a Drainage Specialist

Not every wet patch needs a contractor. But if you're seeing any of the following, it's worth getting a professional assessment:

  1. Waterlogging that's getting worse year on year
  2. A drainage system that hasn't been inspected or maintained in 10+ years
  3. New building work or ground changes affecting existing drainage
  4. Water ingress into buildings, cellars, or basements
  5. Erosion or ground movement related to water flow

At Subsoil Land & Water, we offer free site surveys across East Sussex, West Sussex, and Kent. We'll walk the land with you, identify the problem areas, and give you honest advice — including whether you need work at all. No pressure, no jargon.

Serving East Sussex and Beyond

Based in Battle, we work across the whole region — from Hastings and Bexhill to Lewes, Uckfield, Crowborough, Hailsham, Eastbourne, and the rural areas in between.
